Yes, roof replacement can increase the value of your home – but that doesn’t necessarily mean you should have your home’s roof replaced right before you sell.
According to recent return on investment (ROI) analysis, an average $29,136 investment in asphalt shingle roof replacement results in an average $17,807 increase in resale value (61 percent ROI).
While that return is a lot better than many other remodeling jobs (including things like kitchen remodels, bathroom remodels or deck additions), it’s not necessarily the ideal investment to make solely for the purpose of increasing home valuation prior to a sale.
The exception would be scenarios where your roof is so worn out that lenders won’t approve the sale until the roof is replaced. In those cases, you may need to have the roof replaced or have it reroofed in order to ensure the sale can go through.
ROI isn’t necessarily the only metric to consider when weighing whether to invest in home improvement projects. There are other roof replacement benefits, like marketability, lower upkeep costs, reduced risk of damage and improved livability.
Even if you don’t get back every dollar of your roof replacement investment when you sell your home, having a newer roof might be a real positive differentiator for a homebuyer who is deciding between your home and comparable properties nearby. In other words, your home will be more attractive, giving you more leverage during negotiations and increasing the likelihood your home will sell quickly.
Having a new roof also means roof damage, leaks and costly roof repairs will be less likely in the coming years. It’s hard to put a price on the prevention of property damage, mold growth and other leak-related problems because there’s no telling just how big of a mess a roof leak will cause until it has already happened. It’s always preferable to prevent water damage from occurring in the first place rather than having to deal with an insurance claim or paying for restoration after the fact.
As a homeowner, you might be self-conscious about the appearance of your old and shabby-looking roof. Having a nice, new roof on your house can reflect positively on you and your family, and you may simply prefer to have an aesthetically pleasing home.
These are all good reasons to invest in roof replacement or roof restoration, despite not getting a 100 percent ROI when selling your home.

Roof restoration is particularly popular for roofing materials like metal, tile, wood or slate since some of those materials benefit more from regular maintenance.
One of the benefits of asphalt shingles is the comparatively low maintenance needs. A properly installed asphalt roof made with high-quality shingles can last 20 to 30 years without any real large maintenance investment.
Other roofing materials, like tile, slate or metal, can potentially last much longer but may require maintenance to maximize the material’s longevity.
Although concrete and clay tile roofing offer exceptional durability, individual tiles may still be cracked, broken or dislodged over time. It’s also possible for debris to get caught on tiles. In addition to cleaning and replacement, some tiles may benefit from sealing to reduce the risk of leaks, moisture damage or fading.
Metal roofs are subject to some of the same types of long-term wear, including failing sealants around fasteners and roof penetrations. The coating or paint on metal roofing may need occasional reapplication.
These types of restorative tasks can be particularly important for roofing materials that are capable of lasting 50-plus years. Although they can last for a very long time, the material, flashing and individual components may need maintenance to maximize overall longevity.
