  • Age: If you know when your industrial property’s roof was last replaced[1]  and are aware that it’s more than 15 years old, you may need to start budgeting for replacement. That said, if your roof is nearing the end of its lifespan, although repairs and maintenance can extend the lifespan of a properly installed roof, it will eventually require replacement.

  • Pooling Water: Since commercial roofs typically have a lower pitch than residential roofs, they’re more prone to pooling water. Sitting water can cause parts of your roof to sag, leading to worsening drainage, leaks and serious structural issues.


  • Missing or Loose Materials: Missing or loose tiles, panels or flashing – whether they were blown off due to wear and tear or a sudden storm – can leave your roof vulnerable.


  • Clogged Drains or Gutters: If drains and gutters are clogged with debris, water can accumulate on the roof and lead to leaks or structural damage.

  • Higher Energy Bills: A punctured commercial roof can compromise your building’s insulation and ventilation, causing your energy costs to increase.
